Extraction & Encapsulation Specialists
Commercial Carpet Cleaning in Washington DC
Carpet is one of the most expensive finishes in your building — and one of the cheapest to protect. TotalMGT restores commercial carpet across DC with hot-water extraction, low-moisture encapsulation, and rapid spot response, scheduled around your business hours so floors are dry before anyone arrives.
Carpet Cleaning Is Cheaper Than Carpet Replacement
Replacing commercial carpet is a five-figure project for most DC offices once you count material, installation, furniture moving, and downtime. Yet most carpet is not replaced because it wears out — it is replaced because it "uglies out." Dry soil left in the pile acts like sandpaper: every footstep grinds grit against the fibers, dulling and fraying them years ahead of schedule. A scheduled program of HEPA vacuuming, interim encapsulation, and periodic hot-water extraction removes that abrasive soil and can meaningfully extend the service life of the carpet you already paid for. On a cost-per-year basis, professional carpet care is one of the best returns in your facilities budget — a theme we cover in our DC commercial cleaning cost guide.
Washington adds its own challenges. From December through March, salt and slush get tracked into K Street lobbies and Capitol Hill suites, leaving alkaline residue that attracts more soil and attacks carpet dyes if it is not neutralized. In summer, the city's humidity slows dry times, so moisture control and air movement matter as much as the cleaning itself. And because most DC buildings cannot simply close a lobby for a day, the work has to happen overnight, early morning, or over a weekend. Since 2016, we have built our carpet program around exactly those realities — including walk-off mat programs at entrances that stop soil before it ever reaches your carpet.
The Right Method
Hot-Water Extraction vs. Encapsulation — When Each Is Right
Neither method is 'best' — they do different jobs. Most DC facilities get the longest carpet life from a program that combines both.
Hot-Water Extraction
The deep-restorative clean — what most people call "steam cleaning"
- Heated solution injected deep into the pile
- Powerful vacuum extraction lifts soil, oils, and residue
- Pre-treatment of traffic lanes and spots
- Removes embedded grit that abrades fibers
- Best for quarterly or semi-annual restorative cleans
- Recommended after winter salt season
Longer dry times (4–8 hours) — we schedule it overnight or over weekends so carpet is dry by opening.
Low-Moisture Encapsulation
The fast interim clean for busy, always-open spaces
- Polymer chemistry crystallizes soil for dry removal
- Dry in roughly 30–60 minutes
- Ideal for monthly interim maintenance
- Keeps traffic lanes from uglying out between extractions
- Minimal disruption — no hoses across your lobby
- Lower water use than extraction
Encapsulation is maintenance, not restoration — it cannot replace periodic deep extraction.
Spot & Stain Response
Fast treatment before spills become permanent
- Coffee, ink, food, and tracked-in tar or grease
- Spotter chemistry matched to the stain and fiber type
- Salt and ice-melt residue neutralization
- Odor treatment for organic spills
- Walk-off mat cleaning and rotation
- Guidance on what your team can blot safely in the moment
Honest scope: set dye stains, bleach spots, and burns are permanent — we will tell you, not upsell you.
Dry Times and Scheduling That Respect Your Business Hours
The number one complaint about carpet cleaning is not the cleaning — it is wet carpet at 8 a.m. We plan around it. Hot-water extraction runs overnight or on weekends with air movers placed before we leave, so even in DC's humid months the carpet is dry by opening. Encapsulation dries in under an hour, which makes it practical for evening or even off-peak daytime service in hotels and other facilities that never fully close. Either way, we section the work so there is always a dry path through the space.
Built for DC Buildings
Multi-tenant office buildings get coordinated freight-elevator and loading-dock scheduling. Winter lobbies get acid-side rinses that neutralize ice-melt residue instead of spreading it. Entrances get walk-off mat programs — the single most cost-effective way to keep soil off your carpet in the first place. Background-checked, uniformed crews and building-security coordination come standard.

Our Process
How We Clean Commercial Carpet
A disciplined four-step process — because skipping the pre-vacuum or the pre-treatment is how carpet ends up cleaned but not clean.
01 · Inspect & Plan
We walk the space, identify fiber types and problem areas, and map a cleaning plan around your hours — including which areas need extraction and which only need interim care.
02 · Prep & Pre-Treat
HEPA pre-vacuuming removes dry soil first (most soil in carpet is dry particulate), then traffic lanes and spots get targeted pre-treatment so the chemistry does the work.
03 · Clean & Extract
Hot-water extraction or low-moisture encapsulation, matched to the carpet and the schedule. Furniture is moved and tabbed where practical.
04 · Dry & Verify
Grooming and air movers cut dry times, and a supervisor verifies results before we leave. You get a condition report and a recommended maintenance interval.

FAQ
Carpet Cleaning Questions, Answered
How often should commercial carpet be cleaned?
It depends on traffic. Lobbies, corridors, and elevator landings in busy DC buildings typically need monthly interim encapsulation with hot-water extraction every quarter. Private offices and low-traffic areas often do well with extraction once or twice a year. We will recommend a schedule by zone after a free walkthrough — cleaning everything on the same interval wastes budget.
How long will the carpet take to dry?
Low-moisture encapsulation dries in about 30–60 minutes. Hot-water extraction typically takes 4–8 hours, and DC summer humidity can push that toward the high end — so we use air movers, control moisture during cleaning, and schedule extraction overnight or over weekends so carpet is dry before your doors open.
Can you remove every stain?
No — and you should be skeptical of anyone who says yes. Most spots (coffee, food, soil, salt residue) come out, especially when treated quickly. But substances that dye the fiber (some reds, mustard, bleach spots) or melt it (burns) cause permanent damage. We will tell you honestly what will come out before we start, and we can often relocate or patch damaged sections.
Will carpet cleaning disrupt our business?
It should not. We clean after hours, early mornings, and weekends, section spaces so there is always a dry walking path, and place wet-floor signage at transitions. Encapsulation in particular can run during off-peak business hours in many facilities because dry times are so short.
Do you handle winter salt and ice-melt residue?
Yes — this is one of the biggest carpet problems in DC. Salt and slush tracked into lobbies leaves white alkaline residue that attracts soil and breaks down fibers and dyes. We neutralize it with acid-side rinse chemistry rather than just hot water, and we recommend a walk-off mat program plus more frequent lobby cleaning from December through March.
